Why you may need asbestos testing 

Asbestos is a generic term referring to the unusual crystallization of a group of minerals, inorganic chemicals, with long, extremely strong, heat and chemical-resistant fibers. These minerals are all hydrated silicates that, when crushed or processed, separate into flexible fibers. These features of the mineral, its fibrous nature, resistance to deterioration, and great tensile strength are what makes asbestos so desirable and paradoxically, so dangerous.

Home buyers: An asbestos investigation is recommended in your standard escrow instructions. This investigation legally should be performed by a certified asbestos consultant.

Home owners: No one is more qualified or knowledgeable than a certified asbestos consultant for determining if your home is safe from asbestos.

Contractors: Current law requires that any material being disturbed during a renovation or demolition must be tested for asbestos by a certified asbestos consultant.

Employers: California law requires that warnings be given where hazardous materials may present a significant risk as defined by Proposition 65. This requires employers to determine these hazards including asbestos.

Great duo that made scheduling and testing quick and easy. Shawn (or Sean?) showed up with his suitcase and had his inspection completed in 10 minutes. Our results were emailed the next day with photos, recommendations, lab results, and a glossary of terms which was super helpful. It turns out we had a pretty serious black mold infestation in our bathroom- and since my husband is allergic to mold, it needed to be fixed immediately. They even recommended remediation places!

Restoration General referred me to LA Mold Testing to see whether the mold in our garage needed remediation. After the test that LA Mold Testing did, we found out it was wood rot and we didn't need remediation. Ronny from Restoration General then told me exactly what to use to have my handyman paint over it to encapsulate the wood rot, thereby saving us thousands of dollars. I hope I have the correct company... My wife has been complaining of odors in our condo unit for about 1 year. I couldn't smell anything. My wife does have a pre-condition of being very sensitive to certain smells. She hired two different companies to come out and inspect our air. Their response was the same: "your air is fine!" She then got ahold of Sean @ L.A. Mold Testing. As soon as he walked into our unit he said something to the effect: "There's something in here, and I'm going to find it." He discovered, using a moisture meter, that we have extensive mold growth behind one of our bathroom walls and behind our entire ceiling. Why the two previous companies didn't detect anything or do an extensive search like Sean did, I have no idea. But this is the guy to call if you think you have an issue! Tomorrow starts the process of dealing with our HOA and neighbors above (and below) us. Pray for me!
